For private individuals

Found a buyer? We handle the rest.

Sold a home, cabin or plot? We help with contracts, registration and settlement — all over Norway, at a fixed price.

Selling property doesn't always mean running a full sales process yourself. Often it's a transfer within the family, on divorce or inheritance — or a sale that came about by word of mouth.

We can advise you and handle every formality: contract, deed and other documents, registration and settlement. You choose whether to sign electronically with BankID or the traditional way.

We encourage you to gather as much information about the property as possible and share it with the buyer before a binding agreement is made.

How it works

From contract to confirmed register.

  1. 1

    Purchase contract

The deal you have already made is formalised in a final purchase contract — with land register extract, condition report, seller's declaration and energy certificate attached.

  2. 2

    Settlement documents

Deed, security bond, settlement forms for both parties, concession declaration where needed and a handover protocol. Everything is kept in our depository until it is registered.

  3. 3

    Signing with BankID

Everything is signed digitally with BankID — from your sofa if you like. Prefer paper? That works too.

  4. 4

    Handover

We make sure the price and costs are in our client account and the mortgage deed is in place before we confirm that the handover can go ahead.

  5. 5

    Registration

Once the protocol is signed, we register the deed and mortgage — electronically where possible, otherwise by post to Kartverket.

  6. 6

    Settlement

We pay off loans, pay the document duty, settle interest and pay out the net proceeds — normally the day after registration.

  7. 7

    Wrap-up

An itemised settlement statement for both parties, the registered deed to the buyer, deletion of charges and a confirmed land register extract to the buyer's bank.

Practical information

Good to know before handover.

  • Seller's insurance

We work with Söderberg & Partners and order the policy for you. The premium is paid in the settlement — no invoice afterwards. It requires a condition report and seller's declaration, and the home must not have been advertised publicly (e.g. on finn.no).

  • Inheritance and probate

In a private estate settlement the probate certificate is used with the statutory declaration form. It is filed with the deed so the heirs avoid document duty on the transfer. Registration costs NOK 545.

  • Security bond

Our insurer, Tryg, requires a restraint mortgage on every property we settle, so we control all charges. It is deleted once the settlement is complete.

  • Co-ops and units

There may be a pre-emption right to announce, board approval of the new owner and a change-of-owner fee. Tell us and we'll guide you through it.

  • Interest

Under the Sale of Real Property Act the seller earns interest from handover to settlement day; the buyer earns interest on early payments. Amounts under half a court fee are not paid out.

  • Power and insurance

The parties read the meter themselves on handover day. The seller keeps the home insured up to handover — the buyer insures from that day.

Energy labelling: anyone selling or renting out a home needs an energy certificate. Sellers can create it themselves at enova.no.

A digital sale

“I actually signed the purchase contract with BankID during my lunch break.”

Mette (42) is a consultant anaesthetist used to a hectic life. When she got a direct offer for her flat, Huseierne recommended us. “From the handover to the money in my account didn't take long. The agent was always available — by phone, email and chat.”
