FAQ

Answers to the usual questions.

These are the questions we hear most. Can't find yours? Give us a call.
I've accepted a bid. What now?

Get in touch and we'll start gathering the information we need.

What information do you need from us?

We send you a detailed list to return — including the parties' details, the sale price and the property's cadastral ID.

Can we sign the documents with BankID?

Yes. The purchase contract, engagement letter and other documents can all be signed with BankID.

Is the deed registered electronically?

We register electronically wherever possible. Some documents can still only be registered on paper.

How soon after registration is the money paid out?

Normally the day after registration. It can vary slightly in busy periods.

What should I disclose to buyers as a seller?

Private sellers aren't bound by the same rules as agents, but we recommend gathering as much as possible from the municipality and managing agent, getting a technical report and completing a seller's declaration. An energy certificate is mandatory.

How do I know the bidder has financing?

Use a bid form where the buyer states their source of financing, so you can contact the bank and have it confirmed.

Can you run the bidding for us?

Unfortunately not — that would make us responsible for the entire sale. We step in once a binding agreement exists and formalise it in a purchase contract.

Can the buyer pay the change-of-owner fee?

No. The seller pays the fee for both co-op flats and owner-occupied units. Since 1 January 2020 it has not been permitted to agree otherwise for owner-occupied units.

Is a verbal bid binding?

Yes! But we strongly advise that bids are made in writing.

I'm the buyer and have signed the contract. What next?

Give the contract to your bank. They transfer the price and costs and send us the mortgage deed, which is registered together with the deed. If you pay with your own funds, follow the settlement instructions in the contract.

Can you delete a registered pre-emption right, right of use or similar?

We can help delete certain charges after a case-by-case assessment. This extra work is not part of a standard contract assignment.

Found a buyer?

You sell. We handle the rest.
